“Waterfront” means very different things on Maryland’s Eastern Shore depending on which body of water you are looking at. The ocean side, the bay side, the canals, and the coastal bays each carry their own lifestyle, property types, and considerations. Bayfront Ocean City

The bay (sunset) side of Ocean City is where you find calmer water, boat slips, and some of the town’s most coveted views back toward the mainland. Bayfront properties range from mid-rise condominiums to single-family homes, and many include private or community docks. Buyers drawn here typically want protected water for a boat, sunset orientation, and proximity to both the beach and the restaurants along the bay.

Ocean City Canals & Lagoons

Cut throughout the island are a network of canals and lagoons — think Caine Woods to the north and the older bayside neighborhoods further south — that put a boat in your backyard. Ocean Pines

Its canals and frontage on the St. Martin River and Isle of Wight Bay give boaters direct access to the coastal bays, while the community’s pools, golf, marina, and racquet facilities appeal to full-time residents and second-home owners alike. West Ocean City

On the mainland side of the Route 50 bridge, West Ocean City blends working harbor and residential waterfront. It is home to the commercial fishing fleet and marinas, so deep-water access and serious boating infrastructure are part of its character. Buyers who want true water access without island traffic — and often a bit more land — frequently look here.

Assateague-Adjacent & the Coastal Bays

South and west of the inlet, the coastal bays and the areas near Assateague Island offer a quieter, more natural setting. You trade the boardwalk energy for marsh views, wildlife, and dark night skies. Property here tends to be more individual and varied, and the appeal is privacy and proximity to one of the most beautiful protected coastlines on the East Coast.
